Quantum Loan Specialist
Sales (multiple positions)
Key Responsibilities:
Product & Industry Mastery:
Learn all The Quantum Funding Company products and complete assigned REI training materials.
Prospecting & Network Building:
Leverage your preexisting network of Realtors, lenders and real estate investors to generate new prospects.
Utilize social media and personal contacts to continuously expand your prospect list.
Client Engagement & Education (AKA Consulting):
Reach out to prospects, qualify their needs, and educate them on private and hard money lending.
Coach and guide potential clients to prepare them for loan readiness.
Application Assistance:
Assist prospects in completing the Pre-Loan application form—ensuring accuracy and completeness.
Transfer qualified applications to the owner for final processing and closing.
Performance Reporting:
Track your activities and results, with a focus on closing deals consistently.
Work Focus:
This role is dedicated exclusively to engaging new business partners in the real estate investor community.
As a startup, our initial marketing efforts will be self-driven until we generate $10,000 in revenue (excluding commissions). After that point, proven sales team members (those who have closed at least one loan from their own prospecting efforts) may receive additional marketing support and assigned leads (details pending).
Experience
Required Experience and Attitudes:
Must have a preexisting network in the real estate industry with real estate investors, ideally.
Demonstrated ability in sales, particularly within the real estate industry.
Experience managing a full sales cycle in a commission-based environment.
Excellent communication and client relationship skills with a self-motivated, independent work ethic.
Contagious excitement about working in a startup and helping build a successful company.
An innate belief that you are exist for a purpose: changing people’s lives.
Willingness to sign 3 year non-compete agreement upon leaving the company.
Preferred Experience:
Prior experience with private and hard money lending is a plus.
A proven track record in sales with measurable successes in generating and closing deals.
Familiarity with educational or consultative selling practices.
Compensation Plan
Commission Structure:
Model: Commission-Only (Contract Labor)
Earnings:
Earn a 2% commission on the loan amount at closing. (For an average loan size of ~$100,000, this is approximately $2,000 per deal.)
Performance Targets:
Six month ramp up targets:
1 closed loan in both month one and two.
2 closed loans in month three
3 closed loans in month four
4 closed loans in month five
Ideal target of 5 closed loans per month thereafter.
Consistent underperformance will be grounds for termination after month 6.
Quarterly goal of Approximately $30,000 in commissions per salesperson.
Incentives & Bonuses:
Our commission structure is designed to be generous and directly tied to performance.
Annual incentive: Top-performing sales team members will have the opportunity to earn an annual trip to an exciting location/resort (details pending).

Job Purpose:
Quantum Loan Specialists are responsible for leveraging their real estate network and industry knowledge to identify and qualify clients for private and hard money loans. They are the first point of contact for potential borrowers and play a critical role in guiding clients through the pre-application process.
One Sentence Job Description:
Quantum Loan Specialists build networks, work leads, qualify, consult and teach potential customers, in order to “sell” them Private and Hard Money Loan products for Real Estate Investing businesses with the ultimate goal of turning them into raving fans and repeat clients.
